2. (7:15 PM) File No. 140001413. A request for a Site Plan Review, Conditional Use Permit, Scenic Corridor Permit, Oak Tree Permit, Variance, Zone Change and General Plan Amendment to improve three properties adjacent to the existing Viewpoint School campus. The proposed project will enlarge the school campus by accommodating construction of the following: 1) six (6) tennis courts, 2) a 930 square-foot restroom/locker room, 3) additional off-street surface parking, 4) conversion of an existing single-family residence into an administrative office, and 5) remodel of an existing single-family residence for use as the school’s Headmaster’s Residence. The proposed project will not increase the current occupancy or student enrollment of the campus. The subject sites are located at 23620 Mulholland Hwy, 23238 Mulholland Highway, 23602 Dry Canyon Cold Creek Road and 23604 Dry Canyon Cold Creek Road within the Rural Residential (RR) zoning district, Hillside Mountainous (HM) zoning district and Scenic Corridor overlay zone. A Draft Initial Study and Mitigated Negative Declaration was prepared and circulated for public review in accordance with the City’s adopted CEQA guidelines.

File No 150000708 A request for: (1) an Administrative Plan Review to demolish an existing residence and construct a new 3,059 square-foot, two-story single-family residence with an attached 400 square-foot, two-car garage and rooftop deck; and (2) Variances (to exceed the maximum site coverage and minimum front, rear, and side yard setbacks) for a property located at 4615 Park Mirasol (APN: 2068-007-013) within the Residential, Single-Family (RS) zoning district. The City's staff has determined that the project is exempt from environmental review in accordance with Section 21084 of the California Environmental Quality Act (CEQA) and Section 15303 (New Construction or Conversion of Small Structures) Class 3(a) of the CEQA Guidelines.
